Lysterfield South Concrete

Lysterfield South is one of the smallest and quietest suburbs we service. It had fewer than a thousand residents at the 2021 Census, and it's home to Churchill National Park. It borders Rowville directly, about 3 km east-south-east of Rowville's centre, so it's very much a local area for us. A small suburb beside a national park

Lysterfield South was first settled by Europeans in 1838. For many years it was part of Narre Warren North, which it still borders, and Wikipedia notes that its development has been closely tied to neighbouring Lysterfield and Rowville.

Churchill National Park is the suburb's defining feature. You enter via Army Road from Churchill Park Drive. Parks Victoria describes woodland and small pockets of original forest, a large population of eastern grey kangaroos and swamp wallabies, and the Stonemasons Track climbing to the Trig Point Lookout with 360-degree views over the park.

The homes of Lysterfield South

The Census numbers describe a suburb made up almost entirely of large family homes:

• 97.9% of dwellings were separate houses.
• 80.9% had four or more bedrooms, the highest share of any suburb we cover.
• The average household was 3.4 people.
• Just 2.1% of homes were rented. Most were owned outright or with a mortgage.

With so few rentals and so many large homes, the typical concreting client here is an owner-occupier planning for the long term. From that profile, we'd expect the most common requests to be (inference):

Long driveways: getting the details right

A long driveway is a big pour, and small decisions are multiplied along its length:

• Staging: very long driveways may be poured in sections, with construction joints placed where they'll look intentional.
• Drainage along the length: water collects and speeds up along a long hard surface. Crossfalls, spoon drains or grated drains keep it from scouring garden beds or pooling at the garage.
• Edges: exposed slab edges should be backfilled and supported so they don't crack or undermine over time.
• Finish choice: exposed aggregate or broom finishes are practical on long runs, and a decorative finish can be focused where it's most visible, near the house.
• Truck access: concrete trucks can be heavy on existing surfaces, so we plan the delivery route or use a pump.

Finishes that suit a bushland outlook

Homes near a national park often suit finishes that blend into the landscape rather than stand out:

City of Casey crossover rules

Lysterfield South is in the City of Casey. Casey's Community Local Law requires a permit to construct, install, remove or alter a vehicle crossing. Its vehicle crossover guidelines (version 1.0, December 2020) set out the design rules. A few that matter for larger frontages:

• Standard width: a single crossing is 3.5 metres at the property boundary, and widths from 3.0 to 5.5 metres may be considered.
• Share of frontage: the total width of all crossings shouldn't exceed 33% of the frontage, or 40% where the frontage is under 20 metres.
• Spacing: where a property has more than one crossing, non-abutting crossings need 7 metres between them.
• Construction standard: crossings are built to the Victorian Planning Authority's Engineering Design and Construction Manual and Casey's standard drawings.

Ground and conditions

No published source we've found describes Lysterfield South's soils specifically. Melbourne-wide geotechnical research shows soil reactivity varies widely, even within a soil type. We therefore recommend slabs be built to a site classification and, where needed, an engineer's design. Respecting the bushland edge

With a national park next door, it makes sense to keep concrete washout and runoff well away from drains and bushland. We wash out concrete equipment in a controlled area, keep slurry out of stormwater, and leave sites clean.
